Step 1 – Request Access

Request to join our exclusive Facebook group to get full access to our private listings including images, detailed property info, and showing information.

Step 2 – Review Our Listings

Review our listings in our exclusive group where you can directly ask questions about the property and request a showing.

Step 3 – Request A Showing

Qualified buyers with a Pre-Approval or Pre-Qualification letter can request to see the home in person with a guided tour from the listing agent.

Step 4 – Submit An Offer

Interested buyers will have the opportunity to submit a legally binding offer digitally with the listing agent at any time, from anywhere in the world.

Step 5 – Accepted Offer

If the Seller accepts your offer, we’ll complete the paperwork, help you order inspection, appraisal, and schedule closing all at no cost to you.

Step 6 – Close

Seller and Buyer sign the documents, hand the keys over, and you enjoy your new home!

We understand that buying a home is a big deal and we want to answer all your questions to make sure you’re 100% comfortable.

How Can I See The Address?

Once you have access and view a property, you’ll be able to see a map in the general area where the home is located to get an idea of the neighborhood. Once you’re ready to see the home and request a showing, we’ll review your details, pre-approval, and confirm with the seller. Once confirmed, you’ll receive a showing confirmation email which will include the day and time, as well as the address.

Why Is The Listing Private?

We have clients that have chosen to forgo the MLS, Zillow, Social Media, etc. for many reasons. Some are public figures, some are divorcing, some have inherited and don’t want to alert family, some don’t want their neighbors to know they’re moving, some have expensive items in their home and don’t want a lot of traffic or open houses, some have health concerns, some don’t want signs in their yard, and some simply want to keep showings to a minimum, while still allowing qualified buyers access to see the home.

Do I Need A Pre-Approval Letter?

Yes. A pre-approval, pre-qualification, or proof of funds letter is required to obtain access to our Private Listings. This helps ensure only serious buyers are viewing our clients homes and ensuring the maximum amount of privacy, while still offering serious buyers access. If you don’t have one of these letters, please contact us at support@latestrealty.com and we can help. The general public, nor other real estate agents/brokers are allowed to register or request showings for the properties listed on this site.

How Much Does This Cost?

Access to our listings is 100% FREE! However, there are some stipulations that must be met. You must register to request access, agree to our terms, and provide pre-approval documentation when requested.

Are there any additional costs?

There are no additional costs or fees charged by Latest Realty, however, you will need to close the sale, transfer title, and record the deed. This is generally completed by a Title Company and includes Title Insurance, which is required by banks for mortgages. There are costs related to the closing itself, as well as for the Title Insurance. The cost of these items will vary from sale to sale, depending upon the purchase price of the property. The cost of a Title Policy can be found here, while the cost of a closing can run anywhere from $200 to $500, depending upon the title company.

Can My Agent Handle This?

Due to privacy concerns, only the listing agent can show the home. If you’d like another agent to help you submit an offer and help you through closing, you’re welcome to use anyone you’d like. Please note that there is no co-broke or cooperation agreement, which means if your agent is expecting to be paid a commission, you as the buyer will need to pay the commission to your agent. Neither the Seller, Latest Realty, nor Agents of Latest Realty are offering any compensation to a Buyer’s Agent. This is purely the responsibility of the Buyer, if they choose to work with a separate agent. Latest Realty will assist any Buyer in the completion of required paperwork and ordering of inspection, appraisal, title, and closing FREE of charge.

Are These Listings Legal?

Private Listings are 100% legal and our Brokerage is 100% licensed (#6505417705) to broker and sell real estate in the state of Michigan and abide by the OCCUPATIONAL CODE (EXCERPT) Act 299 of 1980.
